Findings Detailed In Chatswood Roof Inspection Report

  • Eaves gutter ponding is non-compliant to AS 3500.3 refer 4.5.3. This is most likely due to excessive leaf debris and silt build up. Cleaning eaves gutters may remedy this.
  • AC condensate water outlet entering guttering, this will cause the guttering to corrode due to copper saturated water and dissimilar metals, non-compliant to AS 3500.3 refer 4.4.2. Conduit needs to be run into the nearest P.V.C downpipe outlet to prevent corrosion.
  • Screws are starting to lose Colorbond coating and are likely to begin rusting prematurely. A couple of screws have not been installed straight and require attention as there is potential for ingress here. Immediate replacement of screws not installed correctly and full screw replacement in approximately 1-2 required.
  • Aerial coax penetrations have silicone as their only means of waterproofing, this application has no longevity and is noncompliant to SA HB 39 refer 8.6.1. Black Dektites (synthetic rubber collars) need installing to prevent ingress.
  • It has been noted there are several foot traffic dents to the roof area, although they pose no risk to break down of materials or ingress they should be monitored.
  • Bamboo tree overhanging the roof. This is an area of concern for continual leaf debris build up in eaves guttering and potential Ingress. Cut back bamboo below the roof line and maintain.
  • In our opinion grey Dektites have no longevity and split due to UV rays and thermal movement. Potential for ingress here as the Dektite begins to fail. Roof has recently been cleaned so unable to detect if ponding has been occurring at the topside of Dektite. Replace grey Dektite with a black Dektite and install a tray flashing to the ridge line to prevent ponding corrosion to the top side of Dektite.

Conclusion And Recommendations:

  • Eaves gutter needs cleaning, plus removal of bamboo to below roof line.
  • Replace grey Dektite with a black Dektite and tray flashing to prevent ponding corrosion.
  • Install black Dektites to coax cables from aerials.
  • Replace screws that are not installed straight to prevent ingress, Replace all roof screws as deterioration progresses.
  • Reroute copper saturated AC outlet to gutter downpipe outlet to prevent corrosion in eaves guttering.
