Findings Detailed In Hurstville Roof Inspection Report

  • Solar hot water pipe penetrations through the roof are heavily reliant on silicone, which has no longevity, non-compliant to SA HB39 refer 8.6 as shown. Penetrations must be fitted with a Dektite as per manufacturer’s Instructions.
  • Evidence of whirlybird, which has been sealed up from previous repairs using silicone, this has no longevity and breaks down under the sun’s UV rays. This does not comply with the manufacturer’s instructions and is likely to trap in water and lead to ingress.
  • Damaged roof tiles and water courses have been identified across the roof, if not rectified may lead to ingress.
  • Evidence of numerous slipped roof tiles to the valley, resulting from lack of tile clips being installed. valley roof tiles have not been cut to leave 100mm to 150mm channels as per manufacturer’s instructions, if not rectified may lead to ingress. Information regarding installation of roof tile valley is shown below.
  • Evidence of tile skylight, which is a different profile and has been sealed using silicone from a previous repair, this is likely to trap in water and lead to ingress.
  • Deteriorating and loose ridge caps and pointing is consistent throughout, which are producing gaps and we expect further failures causing ingress.
  • There is no evidence of sarking present, and the pitch of the main roof is approximately 19.8 degrees, as shown. The minimum roof pitch for this design of tile is 20-degree pitch without sarking and 15- degree with sarking.

Conclusion And Recommendations:

There are many issues highlighted in this report, caused by lack of maintenance, repairs and faults. It would be beneficial to have these issues rectified to increase longevity.

3.5.1.2 Roof Tiling

  1. (a) Roof tiles, complying with AS 2049, must be installed, fixed and flashed in accordance with the relevant provisions of this Part.
  2. (b) Roof tiles on roofs with a pitch of not less than 15 degrees and not more than 35 degrees must be fixed in accordance with Figure 3.5.1.1.
  3. (c) Fixings for roof battens and batten sizes must comply with Part 3.4.3.
  4. (d) All tiled roof flashings, ridge and hip tiles must be installed in accordance with Figure 3.5.1.2
  5. (e) Lead flashings must not be used on any roof that is part of a potable water catchment area.
  6. (f) Sarking must be installed under tiled roofs in accordance with Table 3.5.1.1b
  7. (g) Where sarking is installed, an anti-ponding device/board must-
    1. Be provided-
      1. On roofs with pitches of less than 20°; and
      2. On all roof pitches where they are no eaces overhand; and
    2. be fixed along the eaves line from the top of the fascia back up the rafter with a clearance of approximately 50mm below the first batten
  8. (h) All water discharged from a gutter valley or downpipe onto a tiled roof must be prevented from inundating or penetrating the tiling by the provision of-
    1. a spreader pipe; or
    2. a flashing; or
    3. sarking installed with a minimum width of 1800mm either side from the point of discharge and extended down to the eaves gutter
